How much savings do I need as a first-time buyer?
You can borrow up to 100% of the property value. The additional costs — notary fees, valuation fees and advisory fees — you pay yourself. Expect 2 to 5% of the purchase price. Do you qualify for the starter exemption? Then property transfer tax is waived, which makes a significant difference.
What is the starter exemption and how do I apply?
The starter exemption applies to buyers up to age 34 for a property up to €525,000 (2025 limit). You do not need to apply separately — the notary processes this automatically at the transfer of ownership.
Can I get a mortgage with a temporary employment contract?

What is a bid certificate and why do I need it?

How long does it take from orientation to handover of the keys?
