Your advantages
Advantages of investing in your home
Higher property value
A well-renovated or sustainable home is worth more on the market. Your investment pays itself back on sale — and meanwhile increases your living comfort.
Lower energy bills
Insulation, a heat pump or solar panels reduce your energy costs structurally — month after month, year after year. An investment with a concrete and measurable return.
Possible tax interest deduction
Interest on a loan used for renovation or sustainability improvements to your own home is tax-deductible under certain conditions. We advise you on what applies in your case.

Frequently asked questions
Everything about renovation & sustainability
Can I increase my mortgage for a renovation?
If you have sufficient equity and your income allows it, a mortgage increase is often possible. We calculate the exact borrowing capacity based on your current property value and income, and request quotes from multiple lenders.
How does a building deposit work exactly?
A building deposit is a separate pot within your mortgage from which you pay contractors' invoices. On the drawn portion you pay mortgage interest; on the remaining balance you receive a compensation. You draw the money as the renovation progresses.
Which subsidies are available for sustainability improvements?
The main schemes are ISDE (insulation and heat pumps), SEEH (energy advice and measures) and various municipal funds. The exact amount depends on the chosen measures and your property type. We map this out completely for you.
Is the interest on a renovation loan tax-deductible?
Yes, if the loan is used for maintenance or improvement of your own home, the interest is deductible in box 1. If the money is used for other purposes — such as a new car — there is no interest deduction. We advise you on the correct structure.
What is an energy-saving loan via the Warmtefonds?
The Warmtefonds offers low-interest loans specifically for sustainable measures such as insulation, HR++ glass, a heat pump or solar water heater. The loan is separate from your mortgage and requires no equity. We calculate whether this is more advantageous than a mortgage increase in your situation.
How long does applying for a mortgage increase take?
At Vynanzie, a mortgage increase typically takes 2 to 4 weeks, depending on the lender and the completeness of your documents. We guide you in compiling the file so that no unnecessary delays occur.
