How is my maximum mortgage calculated?
The calculation uses the NIBUD 2026 financing load percentages (Mortgage Credit Regulation). Your gross annual income determines what percentage you may spend on housing costs; this percentage divided by the annuity factor (3.8%, 30 years) gives the maximum mortgage. The AFM prescribes a minimum test rate of 5% for variable rates or fixed-rate periods shorter than 10 years.
What effect does a student loan have on my mortgage?
A DUO student loan reduces your maximum mortgage. The monthly payment is calculated as 0.75% of the original loan amount. For a student loan of €30,000, that is €225 per month, which reduces your mortgage by approximately €48,000.
Can I get a mortgage as a self-employed professional?
Yes, as a self-employed professional it is certainly possible to get a mortgage. Lenders look at your average income over the last three years. Our advisors know which lenders handle this smoothly.
What is NHG and am I eligible?
National Mortgage Guarantee (NHG) provides a safety net in case of income loss and gives you an interest rate discount of 0.3–0.6%. In 2026, NHG applies to properties up to €470,000. The calculator indicates whether NHG applies to you.
Does my partner's income count?
Yes. In step 2 you enter your partner's income. Both incomes are assessed separately against the NIBUD financing load percentage and added together. Since 2023, the second income counts for 100% (Mortgage Credit Regulation).
